LiDAR & 3D Building Scanning

About the service

LiDAR and 3D scanning is part of how we work: on most of our projects we scan the building as a matter of course, and we also offer scanning as a standalone service.

We scan inside and out — streets and façades, external common property, internal common areas, individual units, balconies and roofs. The result is a measurable, navigable record of the building as it stands on the day, which anyone you choose can open from a link.

Scans for Design Phase

When we check the structural adequacy of an existing building, there are often more details to capture and measure than a site visit can reasonably cover. A scan captures all of them at once. Our engineers can return to any point in the building from their desk, take a measurement, and design with confidence — which makes the work faster and the design more accurate.‍ ‍

Scans for Tender Management

A scan in hand at tender stage changes what is possible. Our team can take off quantities precisely and mark up the scope of works directly on the model, so every tendering contractor is pricing the same thing. Contractors tell us the level of detail, and the ease of finding their way around the building without a site visit, is unlike anything else they receive at tender.

Scans for Construction Phase

Scanning during construction creates a full record of what was built, and how, before it disappears behind finishes. Membranes, flashings, reinforcement and services are captured at the stage they can still be seen, so the record is there if a question arises years later.

It gives owners a clear account of what they paid for, contractors a record of what they delivered, and everyone a reference point that does not depend on memory.

Scans for Further Service Coordination

The scan remains useful long after our work is finished. Owners and managers use it to brief trades, coordinate maintenance and record what was done where, without another site visit. A link to the exact spot — with a note or mark-up attached — can be sent to anyone.
