Building Investigation Services
At Sarveli Consulting Engineers, we offer a comprehensive range of building investigation services tailored to uncover the root causes of complex building issues. Our expertise spans monitoring, diagnostic testing, and in-depth investigations across all building types and conditions.
Many building defects are not immediately visible and require a deeper level of analysis to accurately determine the mechanism of failure. Our team applies a methodical, evidence-based approach—utilising advanced tools, technical knowledge, and intrusive investigations where necessary—to diagnose the problem and develop effective, targeted rectification strategies.
Whether addressing structural concerns, façade deterioration, water ingress, or other performance issues, our investigation services are designed to provide clarity and confidence for building owners, strata managers, and project stakeholders.
Forensic Investigations
We offer a range of forensic investigations related to construction to understand what and why went wrong. These investigations may identify material failure, workmanship defects or design faults. We reverse engineer the defects and carry out our own investigations as well as utilise our connection with industry experts and labs to carry out all required material analysis and testing.
Water Testing
We carry out a range of dye tests, hose tests and AAMA 501.2 to test the integrity of the waterproofing membrane and weatherproofing integrity of façade windows and doors.
Intrusive Investigations
Making intrusive openings in building fabric to reveal the concealed construction details to ascertain the failure mechanism of the system and minimise the number of “surprises” encountered during the construction stage.
Mould Inspections and Psychrometry
For buildings suffering mould growth, we offer a comprehensive assessment and psychrometry study to identify current humidity and condensation issues. CO2 measurements reveal the ventilation state to rule out if mould growth was related to poor housekeeping. A detailed façade assessment may indicate potential secondary sources of moisture that contribute to mould growth.
Vibration Monitoring
For all concerns of excessive vibrations related to construction or other activities, we offer vibration monitoring services as well as interpretation of findings and correlation with building defects. Our findings may identify whether or not the vibration has caused any damage.
